Located in South Bali on the Bukit Peninsula, Villa Ayunan is a spacious, open beach house with 180˚ view of the ocean and Bingin beach. Nestled into the cliff side, it has no direct neighbours and is only a few steps from a secluded private beach. The house is located between Bingin and Impossible Beach, and has a first class view of Bali’s famous Impossibles surf wave.
Villa Ayunan is the perfect getaway beach house to relax and unwind, far away from the bustle of touristy Bali. Here you can spend your days surfing Bali’s first class waves, swim at your private beach, and get back in touch with nature.

Villa Ayunan is an open two-story house located at the bottom of the cliff on a secluded beach in Bingin, South Kuta. With two international surf breaks right in front of the doorstep (Bingin & Impossibles), it also boasts breathtaking ocean views & morning glimpses of Bali’s Mount Agung and neighboring volcanoes in the distance.
Villa Ayunan has three bedrooms, two open bathrooms, an equipped kitchen, two open-air lounges and one private beach terrace with sun beds. The entire house measures about 300 sq. m. with an additional private sand terrace of 50 sq. m.
On the 1st floor is the kitchen (equipped with basic kitchenware and utensils), the dining area and a cozy living space with built-in sofas and a hammock. One of the bathrooms is also located on this floor, with a toilet and a cold shower.
The three bedrooms are located on the 2nd floor, with a large open wooden veranda, antique wooden sofas and a daybed. From this second story hang out spot, you can enjoy an unbeatable view over the ocean and Bali’s impressive volcano range. The three bedrooms can comfortably accommodate eight guests.
The Master bedroom has one king size bed (180x200) with a mosquito net & fan, and a computer friendly desk overlooking the ocean. The open en-suite bathroom also overlooks the ocean and is built of limestone walls with a hot shower, toilet & stone basin.
The other two bedrooms are air-conditioned and each have one queen size bed (160x200) with a mosquito net, and a single bed. You can also sleep with open windows at night to enjoy the ocean breeze, the relaxing sound of pounding waves, and wake up calls from tropical bird songs.To reach the house from the cliff top, it is a 10-15 minute walk down a small path with some steep steps leading down to the secluded beach house. But once there, it will all be worth the effort J. The path is poorly lit at night so we recommend planning your arrival in daylight.
From the parking area, Made or Yuli will help you with your luggage. If you have a lot of baggage, (suitcases, surf board bags etc.) you may need an additional 'porter' to avoid going up and down the cliff several times. The price for a porter is about 40.000 – 50.000 rp per item (3-4 USD). Yuli can organize some porters for you if you need.

»All rooms have a safety deposit box. It is strongly recommended to keep all your valuables in the safe. We will not be responsible for any lost or stolen items.
»Wild monkeys can be a nuisance and cause trouble. These monkeys are everywhere along this coast, it is their natural habitat and they were the first inhabitants of this area. They usually make an appearance at dusk or dawn but their arrival is unpredictable. They are looking for food (please don’t give them any!), but will steal anything they see, such as sunglasses, iPod, phones, creams, books. They are very clever, and even turn on the shower and taps when no one is there!
They are not known to be aggressive to humans, however we recommend you stay away from them, as they are wild animals. When you go to the beach, surfing or plan to leave the house for a while, we recommend you to lock up all the rooms and place all your valuables in the safety deposit box.
During the day, Made will be around and will watch the place for you, but preferably keep your things in a safe place, inside the room or in the safe.
Please note that the house is set at the bottom of the cliff and surrounded completely by nature, so other wild animals can also be seen such as snakes, hedgehogs, lizards, etc.

» PAYMENTS, TERMS & CONDITIONS
TELEGRAPHIC TRANSFER (TT):
We will require the full amount for your payment to appear in our account before check in. Any additional charges (telegraphic / international bank charges) are to be paid by the client. Please email us a copy of your telegraphic transfer.
DEPOSIT:
A deposit of 50% of the total cost is required within 10 days of booking. The deposit will be accepted as part payment of the total cost. No bookings will be guaranteed until a deposit is received. Final payment is due 7 days prior to check in date. Failure to make the final payment by the due date will cancel your booking where upon the deposit paid shall be forfeited.
CANCELLATIONS AND REFUNDS:
All cancellations must always be notified by email.
- Full refund for cancellation of minimum 90 days prior to arrival.
- 50% of the full amount of the booking for cancellation 90 days until 30 days prior to arrival.
- No refund for cancellation less than 10 days prior to arrival.
- If you fail to show up for any reason no refund will be given.
- No refund will be given for reduction of stay once checked in.
ARRIVAL / DEPARTURE:
- Pick up at the airport can be arranged for you.
- Check in time 2 pm
- Check out time 11 am
DISCLAIMER: Please note that villa Ayunan is a Bali style house, with open air areas. During the wet season (Dec/Jan/Feb) the house is exposed to rain and wind in case of tropical storm.
